Rithm Capital (RITM): Owner Operator Platform Still Priced Like a Mortgage REIT

Rithm Capital is no longer the residential mortgage REIT that Fortress used to manage. The company now runs an owner-operator platform that pairs Newrez, one of the largest mortgage originators and servicers in the country, with Sculptor, Crestline, Genesis Capital, and the former Paramount office portfolio rebranded as Elecor. Two year-end closings changed the shape of the residual claim. Crestline closed on December 1 and Paramount closed later that month for cash consideration of $1.6 billion. The common equity still trades at a mid-teens discount to stated book, as if the platform were still a levered mortgage portfolio rather than a multi-engine alternative manager.

The second-quarter print exposes the gap between operating cash generation and reported earnings. Earnings available for distribution, the non-GAAP measure that strips mortgage-servicing-right marks and other items, rose to sixty cents a share. GAAP income attributable to common holders fell to four cents because the servicing book recorded a large mark-to-market loss net of hedges. The chief financial officer told investors that an off-cycle crystallization of Sculptor incentive fees inflated the headline distribution figure, and that the core run rate sits near fifty cents. The quarterly common dividend of a quarter-dollar remains more than twice covered on that stripped basis, which is the opposite problem from a credit-cycle mortgage REIT that cannot cover its payout.

What the next several quarters resolve is whether fee-related earnings and Newrez cash returns compound without another office or servicing-mark shock that forces the market back to a deeper book-value discount. Asset-management assets under management reached $61 billion on almost two billion of gross inflows. Genesis posted a record origination quarter. Newrez delivered a low-twenties operating return on segment equity even as funded volume barely moved. The open question is whether that operating mix earns a re-rating toward asset-manager economics, or whether the residual mortgage-servicing-right hedge and the newly acquired Class A office book keep the stock pinned to a high-yield REIT multiple.
