Northpointe Bancshares (NPB): Wholesale Mortgage Engine Tests Public Market

Northpointe Bancshares is a Grand Rapids mortgage specialist that listed last year and is now being asked to prove that a warehouse-style engine can earn a public-company cost of capital. The central debate is not whether the Mortgage Purchase Program can originate volume. It already does. The debate is whether that volume still produces mid-teens returns on tangible common equity once funding stays wholesale-heavy and the net interest margin keeps sliding with short-term rates. The July print showed the volume side of the story still working and the margin side still under pressure. That split is the entire equity case.

Management grew Mortgage Purchase Program balances by more than a third from a year earlier while participating nearly half a billion of those loans to partner banks. That participation is the pressure valve: it lets the book grow without consuming every dollar of regulatory capital. At the same time the printed net interest margin compressed to 2.33 percent. The compression came from tighter program spreads and a lower Secured Overnight Financing Rate, not from a spike in liability costs. Average rates paid on interest-bearing liabilities were flat. Earnings to common holders still cleared $21 million, but the return on average assets slipped from the prior quarter.

The common equity still trades below tangible book even though the bank is printing double-digit returns on that book. Wholesale funding remains above sixty percent of the combined deposit-and-borrowing base, and brokered certificates of deposit still dominate the liability mix. The open question for the next several quarters is whether digital deposit growth and loan participations can keep the engine funded without another step down in the margin. If they cannot, the discount to tangible book is the market pricing a wholesale-funded specialist rather than a deposit franchise.
