D.R. Horton (DHI): The Value Anchor in a Margin Reset

D.R. Horton enters the final quarter of fiscal 2026 as the largest American volume homebuilder carrying a shrinking margin base, an elevated incentive spend, and a capital return program that has become the market's primary anchor on the share price. The stock sits below its prior high after two consecutive years of earnings compression.

The debate is no longer about whether margins can recover to cycle peak levels. It is about how much of the 2022 to 2024 profit run is genuinely gone versus bought back through incentive spending. The shares trade at roughly 13 times forward consensus earnings and below 2 times book value. The bull case rests on the land position, the 62 percent stake in Forestar Group, and a balance sheet returning capital at roughly a 5 percent yield. The resolution of that debate depends on three variables: mortgage rates, cancellation rates, and the exit rate on the rate buydown program.
