American Healthcare REIT Q2 2026 Earnings: The Reinvestment Engine, Running at Scale

American Healthcare REIT arrived at its second quarter as the growth story of the healthcare REIT group, and the quarter obliged. Total portfolio same-store net operating income rose 13.2% year over year, the company's tenth consecutive quarter of double-digit same-store NOI growth in management's own telling, with its two senior-housing operating segments doing the heavy lifting - SHOP up 20.5% and its integrated senior health campuses up 16.1%. On top of the organic growth, management deployed a fresh slug of equity into $1.4 billion of new investments across the first half and, in the strongest expression of confidence, raised full-year guidance for both normalized funds from operations per share and same-store NOI growth for the second time. This is a reinvestment story, not a yield story - and the market prices it that way.

The numbers behind that read are clean. GAAP net income attributable to controlling interest of $30.6 million, or $0.16 per diluted share, was up sharply from the year-ago $0.06, and normalized FFO, or NFFO, the cash-earnings measure REIT investors track, rose to $0.54 per diluted share from $0.42. Management raised fiscal 2026 NFFO guidance to $2.15 to $2.19 per share, a midpoint roughly 26% ahead of the $1.72 delivered in fiscal 2025, and lifted same-store NOI guidance to 11% to 13%. The dividend, $0.25 a share quarterly, costs only about 46% of forward NFFO - a payout so low it is effectively a growth budget. The stock, at $52.69 as of the August 11 close, trades at a forward NFFO multiple and a sub-2% dividend yield that place it squarely in the growth bucket with Welltower rather than the yield names that dominate its sector. The question the quarter poses is whether that growth - a compound of double-digit same-store gains, heavy acquisition, and heavy share issuance - keeps outpacing the dilution that feeds it.
